“RENTAL AGREEMENT TO PROVIDE ONSITE MANAGEMENT AND TO FACILITATE OPTIONAL AMENITIES AND OR IN CONNECTION WITH MONTHLY STAY 28 NIGHTS OR MORE AT ……………...HOUSE”
The booking person xXXXXXXXXXXXXXXXX agrees to provide onsite management at the above address before making any bookings prior to a binding of this agreement. Additionally, the booking person also accepts the roll of being an onsite manager
and will be referred to as "manager" and “responsible person” prior booking and during the entirety of the booking in order to bind this agreement. If this booking is done through Airbnb the manager (the booking guest) agrees to send a message to our Airbnb chat with these exact words "I have read all house rules" no later than thirty minutes after confirming booking. Managers agree to make sure all people on the property read, understand and comply with all house rules and laws prior to booking property. The manager/s agrees to sign an agreement.
The manager agrees to six people or less at the property at any time. This means if six people are on the property manager will not allow additional people to visit for a few seconds. Managers must accurately indicate in the “Booking details” section how many adults, infants, children, and total number pets will be attending the property. As well the ages of the children must be entered into this agreement and submitted to the chat on the Airbnb platform prior check in. If the booking is not an Airbnb booking all these entries must be made to the email of the operational team and the manager have been corresponding through.
Cottage only: Maximum xxxxxxxxxxx at the property at ANY time. This means if the maximum number of people are on the property manager will not allow additional people to visit, even for a few seconds. Managers must accurately indicate in the “booking details” section how many adults, infants, children, and total number pets will be attending the property combined and entered as "guests" and "pets" in the "booking details" section. If the booking is not an Airbnb booking, all these entries must be made to the email the owner and manager have been corresponding through.
Bringing more people outlined in the "Booking details" section, for any duration of time, will result in the booking immediately being canceled without refund. The manager/s agrees to sign this "Agreement to Provide Onsite Management" at check in.
This signed agreement supersedes any contradictions that may be in listing or other communications.
The inflatable Hot Tub is provided as an amenity to the property for an additional $120.00 The hot tub is one time emptied and new water and new one time filter replacement prior check-in. The operational team does not guarantee hot tub function or temperature due to power outages, managers not monitoring electronic display control boards for correct function, cold weather or any other reason. The hot tub will not reach high temperatures the first day as it takes twenty fours to heat. If the hot tub optional amenity is required it is the responsibility of the manager to make sure the health of all occupants have no underlying medical conditions that would prevent them from using the hot tub without undue risks. If the hot tub option is chosen, the manager will note payment has been made to the Airbnb resolution center on our Airbnb chat six hours minimum prior check in time allowing us time to set the tub up. If the booking is not an Airbnb booking and the hot tub optional amenity is required it is the responsibility of the manager to make sure the health of all occupants have no underlying medical conditions that would prevent them from using the hot tub without undue risks. Additionally, If the hot tub option is chosen outside an Airbnb booking the manager will note payment via email transfer has been made to the email that the manager has been corresponding with through six hours minimum prior check in time allowing time to set the tub up.
The manager must indicate in the "reservation detail” section that they will be bringing pet(s). The pet fee of $100 allows up to two pets to attend the properties total. If more than two pet attendance is required, approval prior to booking is necessary. For every additional pet above two, there is an additional charge of $100 per pet if authorised by the host in writing prior to all pet attendances.
The manager is responsible for all pet damages.
Do not leave pet(s) unattended unless in kennels.
Only cats and dogs are permitted on the property
Pet feces disposed incorrectly and not double bagged and placed in the garbage bin will be charged at $50 minimum.
Manager is allowed to leave one garbage bag per week not exceeding 44 lbs or 20kg 80 liters
Additional bag/s will be charged at $50.00 per bag to dispose of.
Garbage must be left in bag/s inside the gray box.
The manager agrees to leave the separated recycling in the blue bins when you check out with organics in the latched green bin.
Sorting fees will be charged if recyclables, garbage and organics are not sorted according to instructions.
Smoking vaping devices or candles are only permitted at the fire pit.
Please leave extinguished cigarette butts in the fire pit or cigarette disposal can. Do not dispose of cigarettes anywhere else on the property as It is a fire hazard! A cleaning fee will be charged to pick up all cigarette butts.
Fires are only permitted at the designated fire pit on the beach.
Extinguish fires completely with water only when not attended. Using sand to extinguish fires will be charged at 50.00
The manager will make sure nothing is removed from the fire pit including wood or ashes.
No fires when winds exceed 10 km/h.
Fires are only permitted as long as there is no fire ban in effect. It is the responsibility of the manager to make sure there is no fire ban in effect and to comply with all municipal bylaws. The penalties for having a fire during a fire ban are serious.
FIREWORKS ARE NOT PERMITTED AT ANY TIME Manager agrees to pay a 1,000.00 fee for lighting fireworks or sprinklers at anytime
Do not throw rocks in the lake.
Do not litter on the grounds (including cigarette butts).
Do not launch golf balls into the lake.
Any garbage, cigarette butts or mess left on the beach or grounds is subject to a cleaning fee.
The manager agrees to leave the property clean and the way you found it.
If the cottage requires excessive cleaning, the manager will be charged for additional cleaning fees at a rate of 50.00 per hour. If cleaning fees were paid at time of booking, those fees do not cover excessive cleaning.
The manager agrees to report any damages and/or breakage right away through the booking website via our chat or the email that has been used for correspondence.
No amplified music at any time anywhere on the property 24 hours a day. "The operation of any electronic device or group of connected electronic devices incorporating one or more loudspeakers or other electromechanical transducers, and intended for the production, reproduction or amplification of sound;"
The manager will not allow amplified music at any time inside or outside.
No yelling profanity or insobriety, our neighbours have young children.
Manager agrees to pick up the key ten minutes north of the cottage. The manager agrees to sign an inked copy of this agreement before any attendance to property is permitted. Signing this contract must be done at check-in time. Only the Manager's ink signature is acceptable to release the key. Keys must be left on the kitchen table at checkout.
Manager agrees to telephone host ten minutes before checking out with the contact number on this listing or numbers that we have been communicating with.
Do not drive on grass.
Flush toilet paper only as this is a septic system
Do not remove branches from trees, drill, nail or screw into the trees.
Unlicensed motorized vehicles, all terrain vehicles, power boats or dirt bikes are not permitted on property. Trailered motor boats are not allowed on property unless the manager has written permission from the operational team..
No tents, pop-up trailers, motor homes, or any other type of dwelling are allowed to be brought unless they are the operational teams
Managers are required to verify how many electric vehicles will be brought to the property and ensure safe charging practices are employed.
Manager agrees each vehicle will have a fifteen dollar per day fee paid to the operational team prior to checking the number of vehicles. These fees will be regardless if the vehicle/s is / are charged or not charged each day.
No weapons are permitted. Illegal drugs are NOT permitted at our properties. Bringing illegal drugs to the properties will result in the booking being canceled without any deposit or refund reimbursed.
The manager agrees they are renting our property to comply with all municipal bylaws.
Washer dryer available April 1st to December 10th.
Tampering with exterior surveillance cameras will be charged at $400.00 per occurrence
Manager agrees to make sure all guests, themselves, and pets do not trespass on neighboring private properties. Manager agrees to make sure their co-guests and themselves do not ask questions and or ask directions from neighbors. Please respect neighbors rights to enjoy their quiet enjoyment of their private properties!
Windows must be left closed and latched while heat is on.
The operational team hosts may enter the buildings or attend the properties at any time.
Manager agree time duration extensions, shifting dates, combining bookings as one housekeeping unit may occur prior to booking and or during the stay.

Manager agrees to pay the operational team 500.00 dollars per person per day for attendances of guest/s exceeding number of guests in "GUEST" field on the Airbnb platform. If the booking is made outside of Airbnb then the additional request has to be made in writing through the email that has been used for correspondence.The operational team also may cancel booking without refund if the total number of people on site at any given time including the onsite manager is in excess of number of "GUESTS" field in the booking detail section. Booking changes required by the manager following booking confirmation are subject to a $50.00 administration fee per change. Booking detail changes must be made by request through the "Booking details" section as a "Alteration request". If the guest requests booking details changes and they are accepted by the host the booking guest agrees to pay the host through the "Airbnb resolution center" within twenty four hours of accepted change. If the booking is not an Airbnb booking then the request must be made through the email the manager has been corresponding through
Attendances to property for: sound complaints, extinguishing non attended fires, $100.00 per occurrence. lost keys $50.00 each
Dog feces removal $50.00 Returning dishes to cupboards will be a $50.00 dollar fee Please return the cottage to the way you found it. Late checkout fee is $50.00 for every fifteen minutes after 11:00 Am. Please do not leave vehicles before or after checkout on our property as they are considered an occupation. A $50.00 sorting fee per blue and or green bin for incorrectly sorted items will be charged.
Guest/s without one five star review and or lower than a five star rating combined review posted on Airbnb agree to not book using "instant book" without prior consent of the host. Bookings greater than 30 consecutive calendar days must be approved by host prior to using the "instant book" feature or booking will be deemed void prior and during any Airbnb confirmation process.
Manager must ensure all guests have read and agree to follow all house rules
Manager agrees to pay 1000.00 fee for igniting fireworks and sparklers
Manager agrees to pay 50.00 per garbage bag if more than one bag per week is left behind.
Manager agrees to pay $50.00 dollars per hour per person minimum to return furniture where it was left and cottage the way it was found.
Manager agrees to pay $50.00 dollars for picking up discarded cigarette butts other than left in the firepit.
Manager/s agree to sign this agreement prior to check in. Manager agrees to provide photo identification for any or all guests attending property at any time if requested by the host as well.collection of personal information or registration on a separate website or app where necessary toComply with applicable law
Identification must be posted to the chat or the email we have been communicating through if requested by the host within four hours.
If this is a Airbnb booking the manager agrees to provide at least one phone number functioning at all times of day or night for duration of stay for contact by Airbnb and or the operational team posted to our chat on the Airbnb platform prior to check-in. If the booking is not an Airbnb booking then the phone number must be sent to the email we have been communicating through prior check in.
Before execution of this Agreement, the parties shall select the intended lawful occupancy for the property. This Agreement shall not be executed unless the selected occupancy complies with all applicable laws. Unless otherwise expressly stated in the executed Agreement, the contractual occupancy period shall be greater than twenty-eight (28) consecutive calendar days. The check-in and check-out dates inserted into the executed Agreement shall form part of the parties' binding agreement and shall identify the selected occupancy.
All parties acknowledge that this agreement is intended to provide accommodation for the travelling or vacationing public and intend that the occupancy falls within the applicable clause 5 exemptions of the Residential Tenancy Act, as those statutory requirements are outlined. The Residential Tenancy Act states circumstances where this Act does not apply and exemptions as follows: includes living accommodations intended for "the traveling or vacationing public" or those "occupied for a seasonal or temporary period" in various establishments such as hotels, motels, resorts, lodges, and vacation homes.
The managers agree to all clauses of this agreement to bind an Airbnb booking. If this agreement is a non Airbnb booking then the manager also agrees to all clauses of this agreement. The manager agrees the listing’s operational team will enter rental duration and these options shall be stated and limited to what are specified in this agreement before its wet ink execution and shall form part of the parties' binding agreement. Only legal rental options can be offered by the listing’s operational team in this inked executed contractual agreement.
The operational team will not enter any agreement unless it is signed in ink in writing and limited to the 21 numbered use options listed below: The operational team will not enter into any agreement unless it is signed in ink, in writing, and limited to one or more of the following numbered use options complying to all laws.
Use of land without any use or occupancy of the house.
Use of the beach excluding any use or occupancy of the house.
Use of the house for twenty-eight (28) consecutive calendar days or greater.
Use of land for parking only, with no use or occupancy of the house.
Use of partial arable acreage only, without any use or occupancy of the house.
Use of a moored boat on the Great Lake bottom pursuant to a riparian right, excluding any use or occupancy of the house.
Use of the house as a primary use in terms of time.
Use of the house as an equal use in terms of time.
Use of the house with on-site management throughout all or part of the year.
Use of the house as a similar commercial accommodation use, where the actual use and circumstances independently satisfy the applicable legal and zoning requirements as a primary or equal use .
Use of the house as a tourist establishment, where the actual use and circumstances independently satisfy the applicable legal and zoning requirements.
Use of the house as a bed and breakfast establishment, where the actual use and circumstances independently satisfy the applicable legal and zoning requirements.
Use of the house as a hotel, where the actual use and circumstances independently satisfy the applicable legal and zoning requirements.
Use of the house as a rooming house, where the actual use and circumstances independently satisfy the applicable legal and zoning requirements.
Use of the house as a boarding house, where the actual use and circumstances independently satisfy the applicable legal and zoning requirements.
Use of the house with no rent paid for the use
Use of the house without any concession, permit, lease, licence, or similar arrangement where the actual use and circumstances independently satisfy the applicable legal and zoning requirements.
Use of the house for residence or occupancy as a single housekeeping unit without any concession, permit, lease, licence, rental agreement, or similar arrangement.
Use of the house for fewer than twenty-eight (28) consecutive calendar days as a primary use in terms of time.
Rental of the house greater than twenty-eight (28) consecutive calendar days
The Manager agrees this inked agreement is limiting house usage to number 3 8 9 11 13 14 16 17 20 uses in the above listed options.. House use may include number 8 or number 9 use in terms of time to be determined at the end of each calendar year or earlier from records of use. The operational team will finalise use at time of wet ink contract execution. The manager agrees to not allow anybody on the property who has had their account terminated by Airbnb or the Operational Team have outlined a person is not allowed on our properties. The manager agrees that the occupancy and its corresponding agreement terms shall be executed at time of the wet inked agreement. Manager Arrival isxxxxxxxxxxx departure xxxxxxxxxx In the case of direct booking outside of the Airbnb platform, all security deposits will be refunded before twenty four business days after check-out. Check-in checkout day breaking house rules, damage to the property or missing items will result in the security deposit not being refunded. Damages to the cottage in excess of the security deposit. Shall be paid for a time of damage.
